Despite concerns about increased traffic, plans for a four-story apartment complex known as Gardens Vista in Palm Beach Gardens have been given the green light by the city's planning board. The complex, consisting of 221 apartments, will be located on the southeast corner of Central Boulevard and Victoria Falls Boulevard, occupying 16 acres of the Cimarron Cove land.

One of the main worries was the potential impact on local traffic, as the main entrance to the complex shares the same access point as the neighboring complex, The Quaye at Palm Beach Gardens. However, project representatives pointed out that the approved development is smaller in scale compared to what city zoning would have allowed, mitigating some traffic concerns.

To address traffic issues, the developers plan to introduce a roundabout at Elm Avenue and Victoria Falls Boulevard, replacing a stop sign. They also intend to add a right-in, right-out driveway entrance on Victoria Falls Boulevard. Despite concerns raised by residents, the project's agent, Ken Tuma, expressed confidence that the roundabout would have a "traffic-calming” effect.

The Gardens Vista apartments will offer a range of amenities, including pickleball courts, walking trails, and a dog park. The complex will consist of 131 one-bedroom, 72 two-bedroom, and 18 three-bedroom apartments. Additionally, 10% of the total apartments will be offered at more affordable workforce housing prices, making them accessible to a wider range of residents.

The Mediterranean-style complex will also feature a swimming pool, a gym, a game room, and a golf simulator within its clubhouse. As part of the development, new clusters of trees, including oak trees and sabal palms, will be planted at the site, enhancing the overall aesthetics and greenery.

The Palm Beach Gardens Planning and Zoning Board have unanimously recommended the approval of the Gardens Vista apartments. The City Council is set to vote on the project at its February meeting, which will determine the final outcome.

In conclusion, plans for the Gardens Vista apartments in Palm Beach Gardens are moving forward, despite concerns about increased traffic. The developers have taken steps to address traffic issues and have designed the complex with various amenities to enhance the quality of life for its residents. The project aims to strike a balance between providing housing options and maintaining the appeal of the area.
