The previous edition of the Cambodia Real Estate Survey revealed several key trends in the market. Phnom Penh, Siem Reap, and Sihanoukville emerged as the most popular areas for property buyers. Within Phnom Penh, Chroy Changvar, Chamkarmon/BKK, and Sen Sok were the top three areas in demand.

Buyers expressed a preference for better quality projects and a strong inclination towards condos. Waiting for projects to be completed before purchasing became a trend, replacing the previous preference for off-plan purchases. Other factors influencing buyers' decisions included return on investment, location, price, and low-interest rates.

The Cambodian Property Market 2023-2024

The year 2023 saw a decline in the number of approved properties in Cambodia. However, the construction sector is showing signs of recovery with several large-scale developments in progress. This slowdown could be seen as an opportunity for the Cambodian condo market to absorb existing supply.

In terms of pricing in Phnom Penh, high-end condominiums are priced at $2,700 per sqm, mid-range at $2,200, and affordable categories just under $1,500. Landed properties have an average quoting sale between $800 and $1,200.

Phnom Penh boasts over 8,200 serviced apartment units, with Boeung Keng Kang (BKK) being the most sought-after area. The cumulative supply of serviced apartments is expected to reach around 9,000 units by 2026. Additionally, there are over 41,000 condo units in the capital, with Chamkarmon, Sen Sok, and Mean Chey being the top areas.
